SouthVale will offer a variety of homes including townhomes, alley load single-family homes, and front-load single-family homes.

An expansion to SouthVale, on the west side of Lewisburg Pike, will be available Summer 2024.

No, all homesites will be designed with one of the available neighborhood floor plans. Homes will be released for sale after drywall is complete.

All selections are selected prior to the start of construction by a designer with Bella Vita Interiors. Some selections will be available to a buyer. Please contact a sales agent for a copy of available selections.

Yes, there will be two model homes in the neighborhood. The following are coming soon:

• 8006 SouthVale Blvd.

• 8012 SouthVale Blvd.

  • Street trees, streetlights, and sidewalks throughout the community.

The pool and clubhouse will be located in SouthVale. Homeowners from Villages and Meadows at SouthBrooke will share access to all the same amenities.

SouthVale will include approximately 488 units consisting of single-family homes and townhomes.

No, SouthVale is not a gated community.

Yes, there will be HOA dues in the amount of $190 per month for single-family homes and $290 per month for townhomes. All townhome exterior maintenance is managed by the HOA. Monthly association fees will include 2 gigabytes of fiber internet service through United Communications for $65 per month. This is a separate fee, but it is bundled into the HOA bill and paid along with monthly association fees. There will also be a one-time working capital fee of $1,500 due at closing for single-family homes and $1,800 at closing for townhomes. The HOA is being managed by Ghertner.

The HOA maintenance includes:

  • Lawn care and seasonal planting throughout the community open spaces including entrances, parks, and common space.
  • Townhome exterior yard and home maintenance.
  • Neighborhood amenities, pool, and sidewalks.

The Design Review Committee (DRC) is a board of design and building professionals established by the developer to review all homes to be constructed in SouthVale with respect to the community covenants and restrictions. This review is also based on architectural style, materials and colors, exterior detailing and site and landscape criteria. The activities of the DRC have been established to protect the integrity of the community streetscape.

Homes sites in the first phase of SouthVale will range in size from approx. 0.12 acres to approx. 0.24 acres.

The square footage for townhomes constructed in SouthVale will average 2,500 square feet. Single-family homes will range from 2,400 – 4,500 + square feet excluding garages, porches, and open areas.

Only the members of the SouthVale Builders Guild are permitted to build homes in SouthVale. All homesites will feature a floor plan from the SouthVale neighborhood approved floor plans and cannot accommodate any custom builds.

Construction of the above are considered on a case-by-case basis. Home buyers interested in constructing a pool must include them on the Architectural Plan, Site Plan, and the Landscaping Plans prior to submission to the Design Review Committee (DRC). Home buyers that wish to construct the above at a later time must submit a formal request to the DRC along with detailed plans.

None of the above can be constructed without written approval from the DRC.

Children are an important part of the SouthVale community and providing a pleasant place for children to grow and play is a community goal. The type, structure, and design of any semi-permanent or permanent play equipment must be submitted to the Design Review Committee (DRC) for approval before installation. Wood construction is required, except as otherwise may be approved by the DRC. Play equipment composed primarily of metal is prohibited. Play equipment located in the front or a side yard is generally prohibited.

The State of Tennessee is requiring Central Mailbox Units for all new construction going forward. The location of these mailboxes is determined by the United States Postal Service.

Yes, SouthVale is a beautifully lit and pedestrian friendly community.

Yes, there are sidewalks throughout the community. SouthVale is a pedestrian-oriented community that was designed for people interested in walking and running.

The Street Tree Program was developed to provide the framework for planting and maintaining street trees between curbs and sidewalks per a City of Franklin approved design. These trees provide an important separation between the pedestrian areas and the street and help to frame the houses. The developer plants the street trees at the appropriate time and the builder is responsible for the care, maintenance, and replacement, if necessary, of street trees on a lot during construction. After the home closes, the homeowner assumes responsibility for the care, maintenance, and replacement, if necessary, of street trees on their lot.

Yes, leasing is permitted in SouthVale per the CC&R’s as long as no more than thirty percent (30%) of the total number of townhomes and no more than ten percent (10%) of single-family homes is exceeded across SouthBrooke and SouthVale.
